15 Queen Street Rules & Regulations

CTenant Policy:

 

Tenants must use the leased space only for the purposes outlined in the Lease Agreement and comply with the Management Rules and Regulations outlined below.

 

-              Tenants are not allowed to place any signage within the common parts of the building without obtaining prior consent from the property manager.

-              Tenants must not create excessive noise or disturbance that interferes with other tenants' use and enjoyment of the building.

-              No additional locks or similar devices shall be placed upon doors of the premises and no locks shall be changed except with written consent of Landlord. Upon termination of the lease, tenant shall surrender to Landlord all keys to the premises. Such consent of Landlord shall not be unreasonably withheld.

-              Tenant shall not install or operate any machinery or apparatus other than usual small business machines without specific written approval of Landlord. No articled deemed hazardous because of flammability and no explosive or other articles of an intrinsically hazardous nature shall be brought into the building.

-              Tenant shall not overload any floor and shall not install any heavy objects, safes, business machines, files, or other equipment without having received Landlord’s prior written consent as to size, maximum weight, routing, and location thereof. Safes, furniture, equipment, machines, and other large bulky articles shall be brought through the building and into and out of premises at such time and in such a manner as the Landlord shall direct and at Tenants sole risk and responsibility.

-              Tenant shall not use more electrical current from individual or collective circuits as is designated by amperage ratings of said circuits at the circuit breaker panels for Tenant’s suite. Should tenant exceed the safe capacity as designed and a stated on the circuit breakers for said circuits then Tenant shall bear the entire expense of modifications to adjust or increase the amperage for Tenant’s safe and proper electrical consumption. Landlord’s consent to such modifications to the electrical system shall not relieve Tenant from the obligation not to use more electricity than such safe capacity.

-              Tenants hosting events or gatherings within their leased space outwith standard working hours must obtain consent from the property manager.

-              Common areas within and outwith the building (sidewalks, entrances, passages, courts, corridors, vestibules, halls, stairwells, and elevators) shall not be obstructed or used for storage or for any purpose other than ingress and egress by Tenant.

-              Tenants must respect the rights and privacy of other tenants and visitors when using common areas, refraining from anti-social behaviour (including, but not limited to: loitering, excessive volume, foul language, littering, vandalism, and theft).

-              Tenants should refrain from commercial photography within or outwith common areas of the building for the purposes of marketing and development without the written consent of the landlord.

-              Tenants must not leave personal belongings unattended in common areas.

-              Smoking and Vaping is prohibited throughout the building.

-              Tenant assumes full responsibility for protecting the Premises from theft, robbery, pilferage, and other crimes. Except during Tenant’s normal business hours, Tenant shall not prop open any common doors to the building and shall be liable for any loss caused by negligence thereto.

 

Guest Policy:

 

-              Tenants are responsible for their guests at all times of visitation and their compliance with the forementioned rules and regulations.

-              Tenants may be held liable for any damage caused by their guests to common areas or property belonging to other tenants or the building owner.

-              Tenants and their guests must follow all security procedures, including sign-in/sign-out requirements and any access control measures, when entering or exiting the building or using common areas.

 

 

Maintenance and Repairs:

 

-              Tenants must promptly report any maintenance issues or repairs required to the common areas of the building to the property manager.

-              Tenants must provide access to their leased space for maintenance and repair personnel authorised by the property manager given reasonable notification of access. This can include but is not limited to: security & emergency management systems personnel, and maintenance contractors.

-              Tenants must obtain permission from the property manager before making any alterations or modifications to the leased space.

-              Tenants must ensure that any repairs or maintenance activities they undertake within their leased space comply with building codes, regulations, and standards.

 

Safety and Security

 

-              Tenants must comply with all security and safety procedures established by the property manager, including fire safety regulations and building access protocols.

-              Tenants must familiarise themselves with the building's emergency procedures, including evacuation routes, assembly points, and protocols for reporting emergencies.

-              Tenants must report any suspicious activity or security concerns to property manager immediately.

-              Tenants must inform the property manager of any lost keys or entry fobs immediately.

-              Tenants must comply with fire safety regulations, including keeping exits clear, not blocking fire extinguishers or alarms, and participating in fire drills as required.

-              Tenants must not bring prohibited items into the building, such as weapons or hazardous materials.

-              Tenants must report any security breaches, such as unauthorised access or theft, to the property manager immediately.

 

Dock Locking Procedure:

 

The storm door to the building will be locked from 19:00hrs to 07:00hrs. If you are vacating the building after 19:00hrs you must lock the storm door behind you. If access is required to the building between the hours of 1900 and 0700 the door must be locked immediately.

 

Rubbish/ Waste Policy

 

-              Tenants should not leave their waste bags due for collection hanging on the railings to the building.

-              Waste bags should be placed on the pavement on the morning they are due for collection.

 

 

These rules and regulations are in place to help ensure a safe, orderly, and harmonious environment for all tenants within the commercial office building. The landlord has the right to enforce these rules and take appropriate action if they are not followed correctly.

The landlord reserves the right to establish rules and regulations which shall govern the access, activity, conduct, and set specific rules and regulations with respect to contractors, subcontractors, agents, or consultant which perform activities in the Building, Premises, and/ or Property.

The landlord reserves the right to make further reasonable rules and regulations as in its judgment may from time to time be necessary for the safety, care, and cleanliness of the Premises and the preservation of good therein. Any additional rules and regulations promulgated by Landlord shall be binding upon the parties hereto with the same force and effect as if they had been inserted herein at time of execution hereof. Tenant shall be responsible for the observance of all the forgoing rules and regulations by Tenant’s employees, agents, clients, customers, invitees, and guests. Landlord shall not be responsible for any violation of the forgoing rule and regulations by the Tenants of the Building and shall have no obligation to enforce the same other Tenant’s.
